Proper Conduct for Communal Living. 12.1 The Tenant will: a) use the Room and the Communal Areas for their own private residential purposes only; b) not allow any person, other than their guests and visitors who are permitted to stay in the Tenant’s Room for a maximum of two (2) nights in any seven (7) night period, to reside on any part of the Site; c) not cause any noise which is audible outside of the room it is made in; d) not cause any disturbance distress annoyance or damage to any other occupiers of the Site or their property; e) in co-operation with the other occupiers of the Building, keep clean and tidy and clear of rubbish the parts of the Building which the Tenant is entitled to use solely or in common with others and will pay to the Landlord on demand any additional cost for cleaning or clearing of such areas arising from breach of this obligation by the Tenant or their visitors or will pay a proportionate share as determined by the Landlord; f) not tamper with, misuse or damage any equipment or other things at the Site which are provided by the Landlord in the interests of health and safety of persons at the Site (including but not limited to firefighting equipment and fire doors); g) pay, on written demand, a reasonable sum as defined in Student Living’s published schedule of charges or as required by the relevant emergency service to cover any costs incurred by the Landlord if the Tenant sets off a fire alarm without due cause (even if accidentally) resulting in the attendance of the emergency fire services or the evacuation of any buildings; h) not prepare or cook food anywhere other than in the kitchen in the Flat and not keep or use deep fat frying equipment, including rice cookers, anywhere at the Site; i) not keep or use candles or any open flame lighting or heating equipment anywhere in the Room or the Flat or the Building; j) comply with any reasonable written regulations issued from time to time by Student Living in connection with the use of the Communal Areas and/or Communal Items and conduct in the communal areas of the Site generally; k) not affix any notice poster or similar article anywhere at the Site except on the notice boards (if any) provided making good any damage caused or paying the Landlord’s reasonable costs for failure to comply; l) comply with all relevant legislation and other legal requirements in connection with the Tenant’s use and occupation of the Room/Flat and general conduct at the Site; m) not park or allow any visitor to park any car or other vehicle on the grounds of the Site without a permit where applicable. n) use reasonable endeavours to ensure that the Tenant’s visitors comply with clauses 11 and 12 of this Agreement headed “Care of the Site, Flat and Room” and Proper Conduct for Communal Living”; o) attend a fire training session arranged by Student Living; p) not smoke at the Site other than in the outside designated smoking areas; q) not bring onto or allow to be stored or kept or used within the Room, Flat, Building or Site and to report to the Landlord or any of its staff the presence of any: • animals or pets of any description; • liquid or gaseous fuel, noxious or explosive substance or gas, paraffin or gas heater, cookers, candles or other naked flame devises or consumables; • illegal drugs or substances whether for the Tenant’s own use or otherwise unless prescribed by a bonafide medical practitioner; and • weapons or imitation weapons of any form. r) not commit any form of harassment on the grounds of race ,religion, sex or disability or any other act which may become a nuisance or annoyance, or cause offence to any other occupiers or visitor, or to any owner or occupier of any neighbouring property; s) not alter or add to the Room, Flat, Building or Site nor to re-decorate the whole or any part of it or the interior, nor to allow anyone else to do so; t) not use the Room, Flat, Building or Site or any part of it, nor allow anyone else to do so, for any activity which is dangerous, offensive, noisome (including the playing of loud music at any time) illegal or immoral or which are or may become a nuisance or annoyance to the Landlord or the occupiers of the Flat, Building or Site or any neighbouring property; u) not run a trade or business from the Room, Flat, Building or Site; v) not install any wireless or television pole, aerial, satellite dish or apparatus at the Site; w) not use, threaten, harass or commit any violence against any other occupier, bonafide visitor, Student Living or the Landlord or any of the Landlord’s staff or agents; x) not expose or allow to be hung any laundry washing or other items so as to be visible from outside the Flat and not to dry clothes on any storage or electrical convector or fan heaters; and y) not store bicycles in the Room, Flat or any access ways or staircases but instead will store any bicycle in the designated bicycle storage areas and acknowledges that the Landlord will remove and hold any bicycle stored in breach of this clause at the Tenant’s reasonable cost.

g) 11.6 pay, on written demand, a reasonable any sum as defined in Student Living’s published schedule of charges charged to the Landlord or as required the Management Company by the relevant any emergency service to cover any costs incurred by the Landlord or the Management Company if the Tenant sets off a fire alarm without due cause (even if accidentally) resulting in the attendance of the emergency fire services or the evacuation of any buildings;

t) not use the Room, Flat, Building or Site or (including any part of itlifts), nor allow anyone else to do so, for any activity which is dangerous, offensive, noisome (including the playing of loud music at any time) ), illegal or immoral or which are is or may become a nuisance or annoyance to the Landlord or to the occupiers of the Flat, Building Dwelling or Site of any other part of the Development or of any neighbouring property;
u) 11.19 not run a trade or business from the Room, Flat, Building or SiteDwelling and/or the Development;
v) 11.20 not act or fail to act in a way which will or may result in any policy of insurance in respect of the Development becoming void or voidable or whereby the premium or excess payable under such policy may be increased;
11.21 not install any wireless or television pole, aerial, satellite dish or apparatus at on the Site; w) Development;
11.22 not use, threaten, harass or commit any violence against any other occupier, bonafide visitor, Student Living person on any part of the Development and in the event that the Tenant or any visitors of the Tenant acts in such a manner the Landlord or any of will have the authority to instruct the Landlord’s staff 's security team to remove those persons from the Development and on each such occasion where a Tenant or agentspersons authorised by the Tenant to be at the Development give rise to the Landlord's security team being called pursuant to this Clause 11.22 the Tenant shall pay to the Landlord a security fee in the sum of £750 within ten days of each and every occasion arising;
x) 11.23 not expose or allow to be hung any laundry laundry, washing or other items so as to be visible from outside the Flat Dwelling and/or the Development and must not to dry clothes on any storage or electrical convector or fan heaters; and;
y) 11.24 not to misuses or damage the Development Shared Items or remove the same from the Development;
11.25 not store bicycles in the Room, Flat Dwelling or any access ways or staircases but instead will must store any bicycle in the designated bicycle bicycles storage areas areas, and acknowledges the Tenant accepts that if the Landlord will remove and hold Management Company removes any bicycle stored in breach of this clause prohibition the Landlord shall be entitled to recover from the Tenant an administrative charge (to cover the costs of removal, storage elsewhere and then return) of £50 to obtain the release of such bicycle back to the Tenant;
11.26 not to park in the car parking facilities at the Tenant’s Development unless the Landlord or Management Company notifies the Tenant of a parking provision being available and where the Landlord does so subject to the Tenant having paid for a car parking space which is to be used by the Tenant for their own private vehicle only;
11.27 save where the Landlord or the Management Company has notified the Tenant otherwise or communicates otherwise via the Landlord's or Management Company's website the Tenant shall not park a motor vehicle in the streets in the vicinity of the Development.
11.28 ensure that its energy consumption in relation to the Dwelling is reasonable cost.for its use of the Dwelling and Dwelling Shared Area for private residential purposes

g) 8.8 pay, on written demand, a reasonable sum as defined in Student Living’s published schedule of charges or and/or such sum as required by the relevant emergency service to cover any costs incurred by the Landlord if the Tenant sets off a fire alarm without due cause (even if accidentally) resulting in the attendance of the emergency fire services or the evacuation of any buildings;
h) not 8.9 Not prepare or cook xxxx food anywhere other than in the kitchen in the Flat Room (where the Room is a studio room) or in the Shared Areas (where the Room is not a studio room) and not keep or use deep fat frying equipment, including rice cookers, equipment anywhere at on the SiteProperty;
i) not 8.10 Wash cooking and eating utensils and clear away rubbish created in kitchen/dining areas as soon as possible after eating;
8.11 Not keep or use candles or any open flame flame, lighting or heating equipment anywhere in the Room or Room, the Flat or the BuildingShared Areas;

7.25 Not use, threaten, harass or commit any violence against any other occupier, bonafide bona-fide visitor, Student Living the Management Company or the Landlord or any of the Landlord’s staff or agents;
x) not 7.26 Not expose or allow to be hung any laundry washing or other items so as to be visible from outside the Flat and not to dry clothes on any storage or electrical convector or fan heaters; and;
y) not 7.27 Not store bicycles in the RoomRoomspace, Flat or any access ways or staircases but instead will store any bicycle in the designated bicycle storage areas and acknowledges areas. In the event that the Landlord will is required to remove and hold any bicycle stored in breach of this clause at the Tenant shall pay to the Landlord on demand £25 (Inc vat) before the release of the bicycle to the Tenant’s reasonable cost.

6.11 not affix any notice poster or similar article anywhere at in the Site Development except on the notice boards (if any) provided making good any damage caused or paying the Landlord’s reasonable costs for failure to complyprovided;

(a) animals or pets of any description; • ;
(b) liquid or gaseous fuel, noxious or explosive substance or gas, paraffin or gas heater, cookers, candles or other naked flame devises or consumables; • ;
(c) illegal drugs or substances whether for the Tenant’s own use or otherwise unless prescribed by a bonafide bona-fide medical practitioner; and • and
(d) weapons or imitation weapons of any form.
r) not 7.19 Not commit any form of harassment on the grounds of race ,race, religion, sex or disability or any other act which may become a nuisance or annoyance, or cause offence to any other occupiers or visitor, or to any owner or occupier of any neighbouring property; s) not ;
7.20 Not to alter or add to the RoomRoomspace, Flat, Building Flat or Site Development nor to re-decorate the whole or any part of it or the interior, nor to allow anyone else to do so;
t) not 7.21 Not to use the RoomRoomspace, Flat, Building Flat or Site the Development or any part of it, nor allow anyone else to do so, for any activity which is dangerous, offensive, noisome (including the playing of loud music at any time) illegal or immoral or which are or may become a nuisance or annoyance to the Landlord or the occupiers of the Flat, Building or Site the Development or any neighbouring property;
u) not 7.22 Not run a trade or business from the RoomRoomspace, Flat, Building Flat or SiteDevelopment;
v) not 7.23 Not to act or fail to act in a way which will or may result in any policy of insurance in respect of the Development becoming void or voidable or whereby the premium or excess therefore and therein may be increased;
7.24 Not install any wireless or television pole, aerial, pole aerial satellite dish or apparatus at on the Site; w) not Development;
7.25 Not use, threaten, harass or commit any violence against any other occupier, bonafide bona- fide visitor, Student Living the Management Company or the Landlord or any of the Landlord’s staff or agents;
x) not 7.26 Not expose or allow to be hung any laundry washing or other items so as to be visible from outside the Flat and not to dry clothes on any storage or electrical convector or fan heaters; and;
y) not 7.27 Not store bicycles in the RoomRoomspace, Flat or any access ways or staircases but instead will store any bicycle in the designated bicycle storage areas and acknowledges areas. In the event that the Landlord will is required to remove and hold any bicycle stored in breach of this clause at the Tenant shall pay to the Landlord on demand £25 (Inc vat) before the release of the bicycle to the Tenant’s reasonable cost.
7.28 Not obstruct designated fire exits or emergency escape routes.

Proper Conduct for Communal Living. 12.1 The Tenant will:
a) use 7.1 Use the Room Roomspace and the Communal Shared Areas for their own private residential purposes onlyonly and only for student accommodation purposes;
b) not 7.2 Not allow any person, other than their guests and visitors who are permitted to stay in the Tenant’s Room for a maximum of two (2) nights in any seven (7) night period, person to reside on any part of the SiteDevelopment;
c) not 7.3 Not cause any noise which is audible outside of the room Roomspace it is made in;
d) not 7.4 Not cause any disturbance distress annoyance or damage to any other occupiers of the Site Development or their property or to any owner or occupier of any neighbouring property;
e) in 7.5 In co-operation with the other occupiers of the BuildingProperty, keep clean and tidy and clear of rubbish the parts of the Building Property which the Tenant is entitled to use solely or in common with others and will pay to the Landlord on demand any additional cost for cleaning or clearing of such areas arising from breach of this obligation by the Tenant or their visitors or will pay a proportionate share as determined by the Landlord;
f) not 7.6 Not tamper with, with misuse or damage any equipment or other things at in the Site Development which are provided by the Landlord in the interests of health and safety of persons at in the Site Development (including but not limited to firefighting fire fighting equipment and fire doors);
g) pay, 7.7 Pay on written demand, demand a reasonable sum as defined in Student Livingthe Management Company’s published schedule of charges as set out in Clause 20 of this Tenancy Agreement or as required by the relevant emergency service to cover any costs incurred by the Landlord if the Tenant sets off a fire alarm without due cause (even if accidentally) resulting in the attendance of the emergency fire services or the evacuation of any buildings;. The Management Company reserves the right to appropriately apportion costs where the person responsible cannot be identified.
h) not 7.8 Not prepare or cook xxxx food anywhere other than in the kitchen in the Flat and not keep or use deep fat frying equipment, including rice cookers, equipment anywhere at on the SiteDevelopment;
i) not 7.9 Not keep or use candles or any open flame flame, lighting or heating equipment anywhere in the Room Roomspace or the Flat or the BuildingFlat;
j) comply 7.10 Comply with any reasonable written regulations issued from time to time by Student Living the Management Company in connection with the use of the Communal Areas, Shared Areas and/or Communal Shared Items and conduct in the communal areas Shared Areas of the Site Development generally;
k) not 7.11 Not affix any notice poster or similar article anywhere at in the Site Development except on the notice boards (if any) provided provided, making good any damage caused or paying the Landlord’s reasonable costs for failure to comply;
l) comply 7.12 Comply with all relevant legislation and other legal requirements in connection with the Tenant’s use and occupation of the Room/Flat and general conduct at in the Site; m) not Development;
7.13 Not park or allow any visitor to park any car or other vehicle on the grounds of the Site Development without a permit where applicable.
