1.5 The assignment for an initial and update appraisal are two (2) separate and distinct appraisal assignments. The fee for each assignment must be reflective of the level of effort and complexity of the specific individual assignment. All fees will be based on the hourly rate shown in Attachment D-1, Fee Schedule.
3.4 1.6 For an initial appraisal assignment, the Appraiser shall prepare an appraisal report for each parcel to be acquired utilizing applicable Department FormsState Forms No. ROW-A-5 and ROW-A-6 as applicable or other forms required by the State. These reports shall conform to Department State policies and procedures along with the Uniform Standards of Professional Appraisal Practice as promulgated by the Appraisal Foundation.
3.5 1.7 For an updated appraisal, the Appraiser shall prepare an updated appraisal report for each parcel to be acquired utilizing applicable Department State Forms. These reports shall conform to Department State policies and procedures along with the USPAPUniform Standards of Professional Appraisal Practice.
3.6 The Acquisition Provider 1.8 In the case of environmental concerns, the Appraiser shall prepare written notification to the Department of any environmental concerns State associated with the right of way to be acquired, which could require environmental remediation.

3.9 Performance metrics for the on-time delivery of appraisal reports will be kept by the Acquisition Provider and reported adjustments to the local ROW office on a weekly basis in a format supplied by the Department. standing schedule.
1.11 Late delivery of appraisal reports or unacceptable or untimely responses to requests from Review Appraisers or the local ROW office will negatively affect the rating of an Appraiser’s evaluation and could result in reducing the number of future appraisal assignments until the Appraiser’s performance improves.

Real Estate Appraisal Services. The Acquisition Provider shall ensure that all real estate appraisal services performed for a work authorization executed under this contract meet the following criteria:

3.2 Appraisers must provide advance notice of the date and time of their appraisal inspections of the subject property to the Acquisition Provider’s Project Manager and the TXDOT Project Manager in order to coordinate the Appraiser’s inspection with (if applicable and practical) the initial interview with the Displacee by the Relocation Assistance Agent.
3.2.1 The Acquisition Provider shall prepare and conduct personal pre-appraisal contact with interest owners or their designated representative for each parcel and offer to accompany the Appraiser and Relocation Agent on the inspection of the subject property. The written contact documents must use acceptable Department forms and the records of contact must be part of the parcel file.
