Rent Holiday. Provided Tenant is not then in default ------------ in the observance and performance of any of the terms, covenants and conditions of this Lease on Tenant's part to be observed and performed, Tenant shall be entitled to a conditional rent holiday and shall not be required to pay any portion of the Fixed Rent with respect to the period from the Commencement Date to and including the date thirty (30)__) days next following the Commencement Date but during such period of thirty (30) days Tenant shall otherwise be required to comply with all of the other terms, covenants and conditions of this Lease on Tenant's part to be observed and performed, including, but not limited to, the provisions of Article 23 and Article 29. If at any time during the Demised Term Tenant shall be in default in the observance and performance of any of the terms, covenants and conditions of this Lease on Tenant's part to be observed and performed, then the total sum of the Fixed Rent and increases therein so conditionally excused by operation of the foregoing provisions of this Section shall become immediately due and payable by Tenant to Owner. If, as of the Expiration Date, Tenant shall not then be in default in the observance and performance of any of the terms, covenants and conditions of this Lease on Tenant's part to be observed and performed, Owner shall waive payment of all such Fixed Rent and increases therein so conditionally excused.
Rent Holiday. Provided Tenant is not then in default under any of the terms, covenants or conditions of this Lease on Tenant's part to be observed or performed beyond the applicable grace period provided for the curing of such default, Tenant shall not be required to pay any Fixed Rent for the period from the later to occur of (i) December 1, 2003 or (ii) the Commencement Date to and including the date which is three hundred (300) days next following the later to occur of (i) December 1, 2003 or (ii) the Commencement Date, but, during such period of three hundred (300) days, Tenant shall otherwise be required to comply with all of the other terms, covenants and conditions of this Lease on Tenant's part to be observed or performed. The date next following the expiration of the Rent Holiday is the "Rent Commencement Date".
Rent Holiday. Tenant is not obligated to pay Basic Monthly Rent or Tenant’s Pro Rata Share of Operating Expenses for the Premises (other than the vivarium) on account of the first 120 days after the Commencement Date of the Premises unless and until Tenant commits a default under this Lease (that is not cured within the applicable cure period). Similarly, Tenant is not obligated to pay Basic Monthly Rent or Tenant’s Pro Rata Share of Operating Expenses for the vivarium space on account of the first 120 days after the Commencement Date for the vivarium as determined in accordance with Section 2.3 unless and until Tenant commits a default under this Lease (that is not cured within the applicable cure period).
Rent Holiday. Notwithstanding anything to the contrary contained in the Lease, Tenant shall not be required to pay any portion of the Fixed Rent applicable to the Additional Space leased to Tenant hereunder, or increases therein pursuant to Article 23, with respect to the period (the “Rent Holiday Period”) from the Additional Space Commencement Date to and including the date one hundred eighty (180) days next following the Additional Space Commencement Date but, during such period of one hundred eighty (180 ) days Tenant shall otherwise be required to comply with all of the other terms, covenants and conditions of the Lease on Tenant’s part to be observed and performed. The date next following the expiration of the Rent Holiday Period is referred to as the “Rent Commencement Date”.

Rent Holiday. Rent Holiday. Tenant shall be entitled to a rent holiday and shall not be required to pay any portion of the Fixed Rent with respect to the period from the October 1, 1997 to and including November 30, 1997 applicable solely to the original Demised Premises as opposed to any additional space leased by Tenant pursuant to the provisions of Articles 39, 42, 43, 44 and 45 hereof, but during such period Tenant shall otherwise be required to comply with all of the other terms, covenants and conditions of this Lease on Tenant's part to be observed and performed, including, but not limited to, the obligation to make all payments pursuant to the provisions of Article 23 and Article 29.
Rent Holiday. If the Commencement Date shall occur prior to March 1, 1996, then Tenant shall be entitled to a rent holiday and shall not be required to pay any portion of the Fixed Rent and any increases therein pursuant to the provisions of Articles 23 and 29 with respect to the period from the Commencement Date to and including February 29, 1996, but during such period Tenant shall otherwise be required to comply with all of the other terms, covenants and conditions of this Lease on Tenant's part to be observed and performed.
