Landlord agrees for the term of this Lease to maintain in good condition and repair the exterior walls, foundation, roof, gutters and downspouts, abutting sidewalks, and other structural components of the demised premises. Landlord also shall repair any damage to the floors of the premises that is caused by or results from a structural defect. Landlord shall not, however, be obligated to make any such repairs until written notice of the need of repair shall have been given to the Landlord by the Tenant.
