Landlord may withhold only that portion of Tenant(s)’s Security Deposit necessary to: (1) remedy any default by Tenant(s) in the payment of rent; (2) repair damages to the premises exclusive of ordinary wear and tear; and (3) clean the premises if necessary. Security deposit will not be returned until all Tenants have vacated the Premises and all keys returned.
