Common use of Restoration on Insubstantial Taking Clause in Contracts

Restoration on Insubstantial Taking. In the event of an Insubstantial Taking, this Lease shall continue in full force and effect, Landlord shall proceed forthwith to cause the Premises to be restored as near as may be to the original condition thereof and there shall be abatement of Base Rent and Additional Rent proportionate to the extent of the space so taken.

Restoration on Insubstantial Taking. In the event of an Insubstantial TakingTaking with respect to the Demised Premises or the Building, this Lease shall continue in full force and effect, Landlord shall proceed forthwith to cause the Demised Premises (but excluding any alterations, improvements, Changes, fixtures and personal property constructed or owned by Tenant), less such Taking, to be restored as near as may be to the original condition thereof and there shall be abatement of Base Basic Rent and Additional Rent proportionate to the extent of the space so taken.

In the event of an Insubstantial TakingTaking with respect to the Demised Premises or the Building, this Lease shall continue in full force and effect, Landlord shall proceed forthwith to cause the Demised Premises (including the Tenant Improvements but excluding any Changes, fixtures and personal property constructed or owned by Tenant), less such Taking, to be restored as near as may be to the original condition thereof prior to such Taking and there shall be abatement of Base Basic Rent and Additional Rent proportionate to the extent of the space so taken.

Restoration on Insubstantial Taking. In the event of an Insubstantial Taking, this Lease shall continue in full force and effect, Landlord shall proceed forthwith to cause the Premises Demised Premises, less such Taking, to be restored as near as may be to the original condition thereof and there shall be a permanent abatement of Base Basic Rent and Additional Rent proportionate to the extent of the space so taken.
