RIGHT TO PERFORM FOR LESSEE. 37.1 If the Lessee fails to perform or comply with any of its covenants or agreements contained in this Lease, the Lessor may, upon reasonable notice to the Lessee but without waiving or releasing any obligations or default, itself perform or comply with such covenant or agreement, and the amount of the reasonable expenses of the Lessor incurred in connection with such performance or compliance, shall be payable by the Lessee, not later than fifteen (15) days after written notice by the Lessor.
