Rights Cumulative and Survival. The rights granted Landlord under this Article are in addition to and not in limitation of any other rights or remedies available to Landlord hereunder or allowed at law or in equity. The obligations of Tenant to defend, indemnify and hold the Indemnitees harmless, as set forth in this Article, arising as a result of an act, omission, condition or other matter occurring or existing during the Term, whether or not the act, omission, condition or matter as to which such obligations relate is discovered during the Term, shall survive the expiration or earlier termination of the Term of this Lease.
