Roof Construction. Low-Slope Roofing: For new construction, provide a four ply, coal tar bitumen, build-up roofing system by the Koppers Company, Inc. with a 20-year Classic Guarantee for all materials and labor, or an approved 60 mil EDPM membrane fully adhered insulated roofing system.
Roof Construction. 3.1.1. There must be no detectable moisture in the roof system during installation or at any time after installation. If there is water, moisture or interstitial condensation within the roof build-up, then the warranty is invalidated, see also 3.1.4.
3.1.2. There must be no chemical residue in the roof build up. If an existing roof structure has chemical residue, then the affected components must be removed prior to installing the new roof system.
3.1.3. The Goods are fully covered by our Warranty as long as all materials are new and approved for use in their applications by building control and regulations.
3.1.4. The waterproofing layer must be watertight and there must be no leaks in the roofing system for the Roofbox Warranty to be valid.
3.1.5. The particular roof installation where the products have been installed must be signed off and approved by any RSM for the Wa rranty to be held valid.
3.1.6. The Warranty is limited to the duration of the warranty provided by the RSM for that particular roof.
3.1.7. Condensation caused by incorrectly detailed roof constructions including the absence of a VCL at all points will invalidate the warranty.
Roof Construction. The Landlord shall install the roof deck, roof insulation and the roof membrane. The roof system shall comply with Class I-90 requirements of Factory Mutual I-28 Latest Edition or satisfy all applicable codes at the time of construction. The roof assembly will consist of 22 gauge steel deck, mechanically fastened 2.5” polyisocyanuarate rigid insulation, and a fully adhered single-ply .060 mil EPDM roof as manufactured by Carlisle, Firestone, or an equivalent manufacturer. The roof surface shall be constructed with positive drainage in four directions to minimize ponding of water on the roof and to direct all stormwater runoff to interior roof leaders that will direct runoff via underground pipes beneath the slab to the site outfall locations. No roof drains shall be visible from the exterior of the building to preserve the aesthetic value of the Landlord’s Premises. The roof membrane and insulation shall have a warranty from the roof manufacturer for a period of no less than ten (10) years. Roof insulation shall be rigid board insulation with a minimum R-value of 12. Roof insulation shall be mechanically fastened to the roof deck throughout the entire roof area. The top of the exterior parapet walls shall be covering with a metal gravel stop or full aluminum coping as selected by the Landlord. Overflow roof drains shall be provided for each interior roof leader to eliminate the need for scuppers through the exterior walls of the building. Tenant shall contract directly with Landlord’s roofing contractor for the preparation and repair of all roof penetrations (i.e. pitch pockets, vent pipes, exhaust fans, etc.) needed during the construction of the Tenant Improvements so that the manufacturer’s warranty for the roof system is maintained. OFFICE FINISHES WITHIN DEMISED PREMISES Partitions: All interior partitions shall be installed by the Tenant. Floor Covering: All floor covering shall be installed by the Tenant. Acoustical Ceiling Tile (ACT) All ACT shall be installed by the Tenant. Doors: All interior doors shall be installed by the Tenant. Bathroom Finishes: All bathroom finishes shall be installed by the Tenant. HEATING, VENTILATING, AND AIR CONDITIONING (HVAC): All HVAC equipment for the Demised Premises shall be installed by Tenant. Roof Construction. Workmanship and material shall meet all codes and industry recommendations of the manufacturer of the roofing materials.
Roof Construction. The roof will be steel bar joists and joist girders designed for a deflection of L/360. Steel deck shall be designed for a 40 psf live load. The roofing shall be a white single ply membrane, PVC or similar. Ladder access from below to roof shall be provided. Provide walkway surface around roof-top equipment. All exterior wall surfaces will be painted concrete. Commercial windows equal to N.W.A. 1500 Series with thermal break with 1'' insulated glass, match existing. Interior window opening will be wrapped in sheetrock on three sides with a plastic laminate sill. No operable windows. Glass shall have a tint to match existing. Standard interior doors shall be 1 3/4'' x 3' x 7' flush, solid-core with a stain and lacquer finish in the office area and same size painted hollow metal in the lab/manufacturing areas. Doors will be hung in hollow-metal steel frames. Hardware shall be “Arrow” to match the existing, commercial grade with a brushed stainless steel finish #626, or equal.
