Common use of Security Deposit upon the Expiration Date Clause in Contracts

Security Deposit upon the Expiration Date. ‌ Upon the Expiration Date of this Lease, Lessor may deduct the amount necessary from the Security Deposit to compensate Lessor for all tangible loss, injury or deterioration of the Premises caused by Xxxxxx, or Xxxxxx’s guests, plus all unpaid Rent and the Department’s costs to reclaim the Land. Within sixty (60) days following Xxxxxx’s departure, Xxxxxx will deliver to Lessee a written list of all deductions from the Security Deposit and pay the remaining balance (if any) to Lessee. Said list and payment will be mailed to Xxxxxx’s Address unless Lessee provides Lessor of a new address in writing. If the Security Deposit is insufficient to satisfy the damages, reclamation charges and unpaid Rent, Lessor may collect the deficiency from Lessee.‌
