Secuxxxx. (a) Supplier shall have documented and implemen ted appropriate xxerational, technical and organizational measures to protect Personal Inform ation against accidental or unlawful destruction, alteration, unauthorized disclosure or access. Supplier will regularly test or otherwise monitor the effectiveness and resilience of the safeguards’ controls , systems and procedures. Supplier will periodically identify reasonably foreseeable internal and external risks to the security, confidentiality, availability, and integrity of the Personal Information, and ensure that there are safeguards in place to control those risks (including, pseudonymisation and encryption of data). Subject to Applicable Laws, Supplier shall monitor its employees and contractors for compliance with its security program requirements.

Secuxxxx. Landlord shall contract with an independent contractor to provide security services for the Property (the "Security Services"). Such security services shall be for 24 hours per day or such lesser period as Landlord and Tenant may agree and shall include appropriate operation by the independent contractor of the guard shack located on the Property. Tenant agrees and acknowledges that Landlord shall have no liability for any act or negligence of such independent contractor and that Landlord has agreed to enter into such contract for Security Services as an accommodation to Tenant. Notwithstanding Tenant's Share of Operating Expenses, as defined in Section 3.3, Tenant shall pay as Additional Rent eighty percent (80%) of the cost of the Security Services, or in the event that Landlord enters into one or more other leases with third parties for portions of the Property, such lesser proportion of the cost of the Security Services as Landlord and Tenant may agree based on the relative benefit from the Security Services derived by Landlord, Tenant and other third-party tenants of the Property.
