Separability; Binding Effect. Each provision hereof shall be separate and independent and the breach of any provision by Landlord shall not discharge or relieve Tenant from any of its obligations hereunder. All provisions contained in this Lease This Sublease may not be changed, modified or discharged except by a writing signed by PFM and the Partnership. This Sublease shall be binding upon the successors and assigns of Tenant and shall inure to the benefit of and be enforceable governed by the permitted successors and assigns laws of Tenant the state in each case to which the same extent as if each such successor and assign were named as a party heretoPremises are located.

This Lease shall be governed by and interpreted in accordance with the laws of the Commonwealth of Pennsylvania.
