Services Provided by Owner. Owner shall, at its sole cost and expense, maintain the Premises and the public and common areas of the Building, such as lobbies, stairs, landscaping, corridors and restrooms, together with the Westin Building Garage, and all structural portions of the Building, including, but not limited to, roof and foundation as well as common area fire suppression systems, heating, ventilation, air conditioning, electrical and mechanical systems, in a first class order and condition, except for damage occasioned by the act of Tenant. Owner's responsibility to maintain the fire suppression systems, heating and ventilation, electrical and mechanical systems on the Premises ends at the demarcation point where such systems enter the Premises. Tenant agrees to maintain the fire suppression systems, heating and ventilation, electrical and mechanical systems within the Premises from the demarcation point. Nothwithstanding anything to the contrary in this Article 7, Owner agrees to allow Tenant to connect to the Premises upon completion of the New Vault project, an additional One Hundred Fifty (150) amps of 480V 3 phase from the Building power source. All costs for the aforementioned installation shall be at Tenant's expense, and subject to review and approval of final plans by Owner. Tenant shall remit to Owner, upon completion of the New Vault project, Forty Five Thousand and 00/100 ($45,000.00) Dollars as a reimbursement for Tenant's pro-rata share of the cost of the New Vault project. Owner, at its sole cost, shall provide lighting replacement, toilet room supplies, window washing with reasonable frequency, and daily janitorial service, during the times and in the manner that such services are customarily furnished in general office buildings in the area. Elevator service shall be provided to Premise on a 24 hour a day, seven day a week basis. Owner shall not be liable for damages, nor shall the rental herein reserved be abated, for failure to furnish or delay in furnishing any of the foregoing services, when such failure or delay is caused by an event of Force Majeur or by the making of necessary repairs to the Premises or Building (provided that Owner has used reasonable efforts not to interfere with or interrupt the conduct of Tenant's business at the Premises), nor shall the temporary failure to furnish any of such services due to such events be construed as an eviction of Tenant or relieve Tenant from the duty of observing and performing any of the provisions of this...
Services Provided by Owner. At all times during the Term, Owner and its employees shall be considered independent contractors with respect to Manager. Any person engaged by Owner to perform services at the facility shall do so solely as servant, agent or employee of Owner. Owner shall pay all salaries and fringe benefits, withhold payroll taxes, and make any other payments normally made to, or for the benefit of such persons. Owner shall provide all payroll administration services with respect to such persons.
Services Provided by Owner. This contract guarantees the exclusive use of Xxxxxxxx Wedding & Event Barn, the grounds surrounding the barn; both get ready rooms and parking area are included in the rental. Other amenities included with the rental are: • Use of catering kitchen for warming and chilling (full scale cooking is not permitted); • Ample parking near the barn; • Parking attendant; • Handicap accessible restrooms; • Use of the croquet, volleyball and other lawn games in specified areas. • A staff representative will be on duty the day of the event to assist you; • Firewood and the use of the fire pit; • Thursday evening rehearsal; • Use of the garbage dumpster – all food & left over beverages shall be hauled out by renter; • No glass bottles/glasses allowed. • Any drug use is prohibited. The owners reserve the right to veto any activities that may be damaging to the buildings or the grounds, or that may disturb property owners surrounding the barn. Renters must comply with sound ordinances and be respectful of our neighbors during the event._ initial.
Services Provided by Owner. The Owner shall furnish the necessary project scope as defined in the Project Book and DD Form 1390/91, if applicable, pertinent programming documents, existing floor plans, if applicable, existing site plans, if applicable, the maximum construction estimate, and other submittals as indicated in the Project Book. The maximum construction estimate is the dollar amount expected for successful award of the project. Construction contingencies are not included in the maximum construction estimate and should not be considered by the Architect/Engineer.
Services Provided by Owner. At the request of the Operator. the Owner may at its option, provide, at the Operator's expense, general maintenance services. The Owner shall charge the Operator an amount equal to its actual cost in providing such services and shall invoice the Operator for such services monthly as incurred. Such invoices shall be payable within thirty (30) days of invoice.
Services Provided by Owner. Owner reserves the right to stop services of the heating, elevators, plumbing, air-conditioning, electric, power systems or cleaning or other services, if any, when necessary by reason of accident, or for repairs, alterations, replacements or improvements necessary or desirable in the judgment of Owner, for as long as may be reasonably required by reason thereof. If the building of which the demised premises are a part supplies manually operated elevator service, Owner at any time may substitute automatic control elevator service and proceed diligently with alterations necessary therefor without in any way affecting this lease or the obligation of Tenant hereunder. Owner shall, at its expense, exterminate all common and/or unrented areas of the Building on an “as-needed” basis.

Services Provided by Owner. Supplementing the provisions of Section 29 hereof, as long as Tenant is not in default under any of the covenants of this Lease, Owner shall provide (a) heat as required by Law; (b) hot and cold water for bathroom and kitchen sink. Owner shall provide these services on weekdays and weekends during the period allowed by Law.
Services Provided by Owner. This contract guarantees the exclusive use of Xxxxx’x Apple Orchard Grounds (designated area). No other event/renter will be using the property at the time of your event. Lawn will be groomed and freshly cut prior to the event. Use of all the grounds (excluding buildings) can be used for photography by a photographer hired by the renter. A staff representative will communicate with you on the months prior to your event and will help to coordinate visits to the property for your wedding planner, caterer, tent company, photographer if needed. Please note these meetings will be limited to 2 visits once the reservation is secured. We will permit you to set up corn hole, volleyball and other lawn games in specified areas. The staff will be glad to advise you on other forms of entertainment appropriate to the site. The owner reserves the right to disallow some activities that may be too dangerous, that may be damaging to the buildings or grounds, or that may disturb property owners surrounding the orchard.
