Rent and Services. 4.1. The Rent is £216.67 per MONTH in advance, the first payment being due on 18th November 2019 and future payments being due on the 18TH day of each MONTH. The Tenant will pay the Rent by the method and at the times specified above, with no deduction or set off for any reason.
Rent and Services. 1. The rent for the leased premises is set by agreement in the amount of CZK 3,500/m2/year. 2. The rent for jointly used premises is determined by agreement at the amount of CZK 1,750/m2/year. 3. The price of the services provided by the lessor in connection with the use of non- residential premises is, by agreement of the contracting parties, calculated according to the actual operating costs of the lessor in the previous year and charged to the lessee in the ratio of the areas used by him to the total area of the premises and is 435 CZK/m2/year for office premises and 217.50 CZK/m2/year for jointly used spaces. These are in particular the following services: - maintenance and cleaning of common areas and communication areas necessary for the use of the subject of the lease, including driveways and access roads, - use of the post office (dispensing delivered mail according to operating rules and sending mail for payment of postage), - use of social facilities, - concierge service, - guards, - mandatory revision of operating equipment, - removal and disposal of municipal waste, 4. If the lessor's operating costs increase, he is entitled once a year with effect from 1.1. to change the price of the services, by means of an attachment to this Appendix delivered to the lessee no later than 31.12. of the previous year. 5. With regard to the previous provisions, the tenant will pay rent and services in the amount of CZK 102,467.40/year/ i.e. CZK 8,538.95/month. 6. The lessor is entitled once a year on April 1 to adjust the amount of the rent according to the index of the average annual rate of inflation announced by the Czech Statistical Office for the previous calendar year, by means of a written notice from the lessor delivered to the lessee no later than March 20 of the given year and supported by a confirmation from the Czech Statistical Office of average annual rate of inflation for the previous calendar year. 7. The relevant VAT rate for rent and for the price of services will be determined according to Act No. 235/2004 Coll. as amended. 8. The lessor always issues a tax document on the 10th of the relevant month - an invoice with a maturity of 30 calendar days from the date of issuance, the lessee pays the payment by cashless payment to the lessor's account indicated by the first party. 9.
