Storage Premises. If available, commencing on the date of actual delivery of the Storage Premises, Concessionaire shall pay as Additional Rent, the amount set forth in the related Storage Premises Lease or other written document as determined by the City from time to time and thereafter all of the terms, provisions and conditions of Concessionaire’s use and occupancy of the Premises set forth herein shall apply fully to Concessionaire’s use and occupancy of the Storage Premises and for all purposes of this Agreement, the Premises shall be deemed to include the Storage Premises. The City has the right at any time, in its reasonable discretion, to designate alternative Storage Premises. In the event of the relocation of the Storage Premises, Concessionaire shall be solely responsible for all moving and other costs related thereto. Additional Rent for the Storage Premises shall be payable in equal consecutive monthly installments in advance on or before the first day each month, without prior demand or notice. If delivery occurs on a date other than the first day of a month, the Additional Rent for the Storage Premises shall be prorated on a daily basis for any such partial month.

Storage Premises. Landlord hereby leases to Tenant, and Tenant hereby leases from Landlord, certain premises known as Storage Cage 5 containing approximately one hundred sixty-five (165) square feet of Rentable Area located on the first (1st) floor of the Building (the “Storage Premises”), as shown on Exhibit A attached hereto.
Storage Premises. Landlord hereby demises and leases to Tenant and Tenant hereby hires and takes from Landlord storage premises ("Storage Premises") containing approximately 6,145 square feet of usable area. The Storage Premises are located in the lower level of the Building and are substantially as shown on Exhibit E hereto. Said demise of the Storage Premises shall be upon all of the same terms and conditions of this Lease except: (1) The Term Commencement Date in respect of the Storage Premises shall be the Term Commencement Date in respect of the original Premises demised to Tenant under this Lease. (2) The Base Rent payable in respect of the Storage Premises shall be $9.00 per usable square foot of the Storage Premises per year for the first five (5) years of the Term, and $10.00 per usable square foot of the Storage Premises per year for the remainder of the initial Term. The Base Rent payable in respect of the Storage Premises during any extended term shall be based upon the fair market rental value of the Storage Premises as of the commencement date of such extended term, as determined by Landlord. (3) The Storage Premises shall be leased by Tenant "as-is", in the condition in which the Storage Premises are in as of the Term Commencement Date in respect of the Storage Premises, without any obligation on the part of Landlord to prepare or construct the Storage Premises for Tenant or to provide any allowance or contribution with respect thereto. Notwithstanding the foregoing, Landlord shall, at its expense, (a) deliver the Storage Premises in broom-clean condition, (b) touch-up the interior walls of the Storage Premises with paint, as needed, and (c) if not previously installed, install demising partitions to separate the Storage Premises from the remainder of the space on the lower level of the Building. (4) Tenant shall have no obligation to make payments on account of Operating Costs or Landlord's Tax Expense in respect of the Storage Premises. (5) Landlord shall have no obligation to provide any services to the Storage Premises other than heat and air conditioning appropriate for storage space (which Tenant acknowledges may be at a level below the specifications set forth in paragraph 1(a) of Exhibit B hereto) and electricity for the electric lighting fixture in the Storage Premises. (6) Tenant shall have no right to additional parking spaces or passes by reason of the demise of the Storage Premises. (7) Tenant shall use the Storage Premises for storage purposes i...
Storage Premises. The Storage Premises shall be excluded from the Premises and Tenant shall have no rights or obligations with respect to the Storage Premises. All references in the Lease to the Storage Premises (including page A-2 of Exhibit A are hereby deleted and shall be of no further force or effect.

Storage Premises. Commencing on December 1, 2022 and continuing through the New Expiration Date, Tenant shall lease additional space on the lower level of the Building consisting of approximately 201 square feet (the “Storage Premises”) at the rate of $25.00 per rentable square foot or $418.75 per month. The Storage Premises shall be used for storage purposes only at the sole risk of Tenant. It is understood and agreed that Txxxxx assumes all risk of damage to its own property in the Storage Premises arising from any cause whatsoever, including without limitation, loss by theft, fire, water, or otherwise, and Landlord shall have no liability therefor no matter how caused. Tenant shall not store anything in the Storage Premises that is unsafe or may cause a hazardous condition or which would increase Landlord’s insurance rates. Without limitation, Tenant shall not store any flammable, combustible or explosive chemical or substance or any perishable food or beverage products in the Storage Premises. Tenant agrees that it shall continuously insure under a policy of insurance, against loss or damage by fire with the usual risks of physical loss equal to the full replacement cost thereof. Tenant shall lease the Storage Premises in its “as-is” condition and Landlord shall have no obligation to supply any services or utilities to the Storage Premises.
Storage Premises. (a) Tenant shall have the right to lease up to one thousand (1,000) square feet of space located in the Building (the “Storage Space”), provided that it gives written notice to Landlord of its election to lease the Storage Space not later than March 31, 2014. Any lease by Tenant of the Storage Space shall be subject to the remaining terms set forth in this Section 39. (b) Tenant shall use the Storage Premises for the sole use of storage of Tenant’s effects used or associated with Tenant’s use of the other portions of the Demised Premises. (c) During the initial term of the Lease, there shall be no charge for the Storage Premises. In the event the term of the Lease is extended, then the charge for the Storage Space during any such extension period shall be the then market charge for storage space. (d) The Storage Space shall contain a light and a door which is lockable. Notwithstanding any other provisions of this Lease, covenants or agreements of Landlord in respect of or in connection with the Demised Premises shall not extend to or be applicable to the Storage Premises.
Storage Premises. Landlord and Tenant hereby acknowledge and agree that with respect to the Storage Premises, (i) prior to the commencement of the Lease Term, Landlord shall construct demising walls (which shall be full height) so that the Storage Premises is separately demised from other space on the basement level of the Building, and (ii) entry to and exit from the Storage Premises shall be as set forth on Exhibit B, attached hereto.
