Common use of Sublessee’s Repair Obligations Clause in Contracts

Sublessee’s Repair Obligations. Subject to the casualty provisions of Article XIII and Lessor’s obligations pursuant to Section 5.5.2, Sublessee, at Sublessee’s expense, shall maintain the Premises in good order, condition and repair, including, without limitation, the following: Interior surfaces of walls and ceilings; floors; wall and floor coverings; interior and exterior windows and plate glass; window coverings; doors; locks on closing devices; window casements and frames; storefronts; signs; awnings, canopies and display windows; plumbing and electrical systems within the Premises (including replacement of light bulbs and tubes); exterior entrances; and all switches, fixtures and equipment in the Premises. Upon receipt of reasonable notice from Sublessee, Lessor shall perform, at the expense of Sublessee all repairs and maintenance to plumbing, pipes and electrical wiring located within walls, above ceiling surfaces and below floor surfaces resulting from the use of the Premises by Sublessee. Lessor shall be responsible for any plumbing, pipes, electrical wiring, switches, fixtures or equipment located in the Premises but serving another Sublessee, or any portions of the central heating, ventilation and air conditioning, electrical, mechanical and plumbing systems of the Marina Building which are located in the Premises. Sublessee shall, at Sublessee’s expense, immediately replace all broken or damaged glass with like-kind glass. Sublessee shall keep all areas immediately adjoining the Premises free from trash, litter and obstructions resulting from Sublessee’s business at the Premises. Sublessee recognizes that the use of chemicals and/or maintenance techniques are potentially harmful to the Premises or the Marina Building, and consequently, Sublessee’s use of such chemicals or maintenance techniques shall be subject to Lessor’s prior written approval. The failure of Sublessee to maintain the Premises in accordance with this Agreement shall, in the Lessor’s discretion, be grounds for termination of this Agreement pursuant to Article IX.
