TENANT HOLDING OVER. If Tenant shall not immediately surrender the Demised Premises on the day after the end of the term hereby created, then Tenant shall, by virtue of this Agreement, become a tenant by the month at 125% of the rental agreed by said Tenant to be paid as aforesaid, commencing said monthly tenancy with the first day next after the end of the term above demised; and said Tenant as a monthly tenant, shall be subject to all of the conditions and covenants of this Lease as though the same had originally been a monthly tenancy. Each party hereto shall give to the other at least thirty (30) days' written notice to quit the Demised Premises, except in the event of non-payment of rent in advance or of the additional rents provided in which event Tenant shall not be entitled to any notice to quit, the usual thirty (30) days' notice to quit being expressly waived; provided, however, that in the event that Tenant shall hold over after the expiration of the term hereby created, and if Landlord shall desire to regain possession of said premises promptly at the expiration of the term aforesaid, then at any time prior to the acceptance of the rent by Landlord from Tenant, as monthly Tenant hereunder, Landlord, at its election or option, may re-enter and take possession of the Demised Premises forthwith, without process, or by any legal action or process in force in the State of Maryland.

TENANT HOLDING OVER. 18. Tenant shall surrender possession of the Demised Premises, broom clean, upon expiration or other termination of this Lease. If Tenant shall not immediately surrender continue to remain in possession of the Demised Premises on the day after the end expiration or other termination of this Lease with the term hereby createdknowledge and consent of Landlord, then the following provisions shall apply: (i) Tenant shall, by virtue of this Agreement, shall automatically become a tenant by the month at 125% the Fixed Monthly Rent (as adjusted), or other applicable rental payment, for the initial thirty (30) days of such holdover period; and otherwise on all of the rental agreed by said Tenant to be paid as aforesaid, commencing terms and provisions hereof; (ii) said monthly tenancy shall commence with the first day next after following the end of the term above demisedLease Term; and said (iii) Tenant as a monthly tenant, shall be subject required to all of the conditions and covenants of this Lease as though the same had originally been a monthly tenancy. Each party hereto shall give to the other Landlord at least thirty (30) days' days written notice of any intention to quit; and (iv) Tenant shall be entitled to thirty (30) days written notice to quit the Demised Premisesquit, except that in the event of non-payment nonpayment of rent in advance or of the additional rents provided in which event breach of any other covenant by Tenant, Tenant shall not be entitled to any notice to quit, the usual thirty (30) days' notice to quit being hereby expressly waived; provided. Notwithstanding the foregoing, however, that in the event that if Tenant shall hold over after the expiration or termination of the term hereby created, this Lease and if Landlord shall desire desires to regain possession of said premises the Demised Premises promptly at the expiration of the term aforesaidthereof, then at any time prior to the Landlord’s acceptance of the rent by Landlord from Tenant, Tenant as a monthly Tenant tenant hereunder, Landlord, at its election or option, Landlord may elect to re-enter forthwith and take possession of the Demised Premises forthwith, without process, or by any legal action or process in force in the State of Marylandpermitted under applicable law.

Each party hereto shall give to the other Landlord at least thirty (30) days' days written notice (to expire on the day of the month from which the tenancy commenced to run) of any intention to quit said premises, and Tenant shall be entitled to like written notice to quit the Demised Premisesvacate said premises, except in the event of non-payment nonpayment of rent in advance or of the additional rents provided breach of any other covenant by Tenant, in which event Tenant shall not be entitled to any notice to quit, the usual thirty (30) days' days notice to quit being hereby expressly waived; provided, however, that in the event that Tenant shall hold over after the expiration of the term hereby created, and if Landlord shall desire to regain possession of said premises promptly at the expiration of the term as aforesaid, then at any time prior to the Landlord's acceptance of the rent by Landlord from Tenant, Tenant as a monthly Tenant tenant hereunder, Landlord, at its election or his option, may forthwith re-enter and take possession of the Demised Premises forthwith, said premises without process, or by any legal action or process in force in the State of Marylandforce.
