Tenant Improvements Coordination Fee. In connection with any tenant improvement project which is supervised or administered by Manager, Manager shall be paid a coordination fee equal to the greater of (i) three percent (3%) of the total cost of the work, and (ii) the coordination fee, or similar arrangement, allocated in the terms of the underlying lease. In the event of the termination of this Agreement as provided in Article XI hereof, the compensation of Manager shall be prorated as of the effective date of such termination.
