Common use of Tenant Shall Discharge All Liens Clause in Contracts

Tenant Shall Discharge All Liens. That the Tenant shall promptly pay all its contractors, suppliers and materialmen and shall do any and all things necessary to minimize the possibility of a lien attaching to the Leased Premises or to any part of the Building and should any such lien be made or filed, the Tenant shall discharge or vacate the same forthwith (after notice thereof is given to the Tenant) at the Tenant’s expense. In the event the Tenant shall fail to cause any such lien to be discharged or vacated, as aforesaid, then, in addition to any other right or remedy of the Landlord, the Landlord may, but it shall not be so obligated, discharge or vacate same by paying the amount claimed to be due into Court or directly to any such lien claimant and the amount so paid by the Landlord and all costs and expenses including solicitors’ fees (on a solicitor and his client basis) incurred herein for the discharge or vacating of such lien shall be due and payable by the Tenant to the Landlord as additional rent on demand.

That the The Tenant shall promptly pay all its contractorscharges incurred by or on behalf of the Tenant for any work, suppliers and materialmen materials or services which may be done, supplied or performed in respect of the Leased Premises and shall do forthwith discharge any and all things necessary to minimize the possibility of a lien attaching to liens arising therefrom at any time filed against the Leased Premises or to any part of the Building and should any such lien be made or filed, the Tenant shall discharge or vacate the same forthwith (after notice thereof is given to the Tenant) at the Tenant’s expensethereof. In the event that the Tenant shall fail to cause any such lien to be discharged or vacated, as aforesaidwithin ten (10) days of being notified of the filing thereof, then, in addition to any other right or remedy of the Landlord, the Landlord may, but it shall not be so obligatedobligated to, discharge or vacate the same by paying the amount claimed to be due into Court or directly to any such lien claimant due, and the amount so paid by the Landlord and all costs and expenses expenses, including solicitors’ reasonable solicitor's fees (on a solicitor and his client basis) incurred herein for by the Landlord in procuring the discharge or vacating of such lien and in defending any action brought by any lien claimant, shall be due and payable by the Tenant to the Landlord forthwith as additional rent on demandAdditional Rent.
