Tenant to Discharge all Liens. The Tenant shall at all times prior to and throughout the Term promptly pay all its contractors, materialmen, suppliers and workmen and all charges incurred by or on behalf of the Tenant for any work, materials or services which may be done, supplied, or performed at any time in respect of the Premises and the Tenant shall do any and all things necessary so as to ensure that no lien or claim is registered against the Building or any part thereof, or against the Tenant's interest in the Premises, and if any such lien or claim is made, filed or registered, the Tenant shall discharge it or cause it to be discharged forthwith at the Tenant's expense. If the Tenant fails to discharge or cause any such lien or claim to be discharged, then, in addition to any other right or remedy of the Landlord the Landlord may, but it shall not be obligated to, discharge the same by paying the amount claimed to be due into Court or directly to any such lien claimant and the amount, so paid by the Landlord and all costs and expenses including solicitor's fees (on a solicitor and his client basis) incurred as a result of the making, filing or registration of any such lien or claim, including without limitation, for the discharge of such lien or claim shall be immediately due and payable by the Tenant to the Landlord on demand. Such right to reimbursement of the Landlord shall not be affected if the Tenant shall subsequently establish or claim that such lien was without merit or excessive or subject to any abatement, setoff or defence.

The Tenant shall at all times during any period of use, possession or occupancy prior to the Commencement Date and throughout the Term any renewal thereof promptly pay all of its contractors, materialmenmaterial men, suppliers and workmen and all charges incurred by or on behalf of the Tenant for any work, materials or services which may be done, supplied, or performed at any time in respect of the Demised Premises and the Tenant shall do any and all things necessary so as to ensure that no builders’ or other lien or claim is registered against the Building Demised Premises or the Lands or any part thereof, thereof or against the TenantLandlord's interest in the Premises, Demised Premises or the Lands or against the Tenants interest in the Demised Premises and if any such lien or claim is made, filed or registered, the Tenant shall discharge it or cause it to be discharged forthwith at the Tenant's Tenants expense. If the Tenant fails to discharge or cause any such lien or claim to be dischargeddischarged as aforesaid, then, in addition to any other right or remedy of the Landlord the Landlord may, but it shall not be obligated to, discharge the same by paying the amount claimed to be due due, and any additional amounts as may be required at law or otherwise, into Court or directly to any such lien claimant and the amount, amount so paid by the Landlord and all costs and expenses including solicitor's reasonable legal fees (on a solicitor and his own client basis) incurred as a result of the making, filing or registration of any such lien or claimlien, including without limitation, for the discharge of such lien or claim shall be immediately due and payable by the Tenant to the Landlord on as Additional Rent within five (5) days after demand. Such right to reimbursement of the Landlord shall not be affected if the Tenant shall subsequently establish or claim that such lien was without merit or excessive or subject to any abatement, setoff or defence.

(a) The Tenant shall at all times prior ensure that no construction liens or other liens or encumbrances in respect of materials supplied or work done or to and throughout be done by the Term promptly pay all its contractors, materialmen, suppliers and workmen and all charges incurred by Tenant or on behalf of the Tenant for any work, materials or services which may related to the Tenant's Work shall be done, supplied, or performed at any time in respect of the Premises and the Tenant shall do any and all things necessary so as to ensure that no lien or claim is registered against or shall otherwise affect the Building Building, the Lands or the Leased Premises or any part thereofthereof or the Landlord's, the Owners' or against the Tenant's interest in the Leased Premises, and if any such . (b) If a lien or claim other encumbrance is made, filed registered against or registeredotherwise affects the Building or the Leased Premises or the Landlord's, the Tenant shall discharge it Owners' or cause it to be discharged forthwith at the Tenant's expense. Such right to reimbursement of the Landlord shall not be affected if the Tenant shall subsequently establish or claim that such lien was without merit or excessive or subject to any abatement, setoff or defence.
