Landlord May Perform Tenant's Obligations. If Tenant shall fail to keep or perform, any of its obligations as provided in this Lease in respect to (a) maintenance of insurance, (b) repairs and maintenance of Leased Premises, (c) compliance with Legal Requirements, or (d) the making of any other payment or performance of any other obligation (other then the payment of amounts due Landlord hereunder), then Landlord may (but shall not be obligated to) upon the continuance of such failure on Tenant’s part for ten (10) days after written notice to Tenant (or after such additional period, if any, as Tenant may reasonably require to cure such failure if of a nature which cannot be cured within said 10-day period but not to exceed fifteen additional days), or without notice in the case of an emergency, and without waiving or releasing Tenant from any obligation, and as an additional but not exclusive remedy, make any such payment or perform any such obligation and all sums so paid by Landlord and all necessary incidental costs and expenses, including attorney’s fees, incurred by Landlord in making such payment or performing such obligation, together with interest thereon from the date of payment at the Default Interest Rate, shall be deemed Additional Rent and shall be paid to the Landlord on demand, or at Landlord’s option may be added to any installment of Basic Rent thereafter falling due, and if not so paid by Tenant, Landlord shall have the same rights and remedies as in the case of a default by Tenant in the payment of Basic Rent.

If Tenant shall fail to keep or perform any of its obligations as provided in this Lease with respect to (a) maintenance of insurance as required hereunder, (a) repairs and maintenance of the Leased Premises, (c) compliance with Legal Requirements, or (d) the making of any other payment or performance of any other obligation, then Landlord may (but shall not be obligated to do so) upon the continuance of such failure on Tenant's part for 10 days after notice to Tenant, or without notice in the case of an emergency, and without waiving or releasing Tenant from any obligation, and as an additional but not exclusive remedy, make any such payment or perform any such obligation. All sums so paid by Landlord and all necessary incidental costs and expenses, including attorneys' fees and disbursements, incurred by Landlord in making such payment or performing such obligation, together with interest thereon from the date of payment at the Default Interest Rate, shall be deemed additional rent and shall be paid to Landlord on demand or, at Landlord's option, may be added to any installment of Basic Rent thereafter falling due, and if not so paid by Tenant, Landlord shall have the same rights and remedies as in the case of a default by Tenant in the payment of Basic Rent.
Landlord May Perform Tenant's Obligations. If Tenant fails to timely perform any of its duties under this Lease, Landlord shall have the right (but not the obligation), after the expiration of any grace period elsewhere under this Lease expressly granted to Tenant for the performance of such duty, to perform such duty on behalf and at the expense of Tenant without further prior notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty, along with a fifteen percent (15%) service charge, shall be deemed to be additional rent under this Lease and shall be due and payable upon demand by Landlord.
Landlord May Perform Tenant's Obligations. If the Tenant fails to perform an obligation of the Tenant under this Lease after the expiration of the notice periods set out in paragraph 15(1), the Landlord may perform the obligation and for that purpose may enter on the Premises without notice and do anything in respect of the Premises that the Landlord considers necessary to cure the default. The Tenant will pay as Additional Rent all costs and expenses incurred by or on behalf of the Landlord plus 15% for overhead upon presentation of a xxxx. The Landlord will not be liable to the Tenant for loss or damage resulting from such action by the Landlord, including loss or damage resulting from the negligence of the Landlord or another person for whose negligence the Landlord is responsible in law.
Landlord May Perform Tenant's Obligations. If the Tenant fails to perform any of its obligations under this lease, the Landlord may cause the same to be performed and do all things necessary or incidental thereto, including without limitation the right to make repairs, installations, modifications, and spend money. All related payments, expenses, charges, fees and disbursements thereby incurred or paid by or on behalf of the Landlord will be immediately payable by the Tenant to the Landlord.
Landlord May Perform Tenant's Obligations. If the Tenant fails to perform an obligation of the Tenant under this Lease the Landlord may perform the obligation and for that purpose may enter upon the Leased Premises on not less than three (3) days’ prior notice to the Tenant or without notice in the case of an emergency and do such things upon or in respect of the Leased Premises as the Landlord considers necessary. The Tenant will pay as additional rent all expenses incurred by or on behalf of the Landlord under this section plus ten per cent (10%) for overhead upon presentation of a bill therefor. The Landlord will not be liable to the Tenant for loss or damage resulting from such action by the Landlord.
Landlord May Perform Tenant's Obligations. If the Tenant fails to perform an obligation of the Tenant under this Lease the Landlord may give written notice to the Tenant of such failure to perform and if the Tenant has not, within [redacted]after receiving such notice, performed the obligation (or, if the performance of the obligation reasonably requires a longer period to complete, if the Tenant has not commenced to perform the obligation within the [redacted]period and thereafter does not diligently pursue such performance to completion), then the Landlord may perform the obligation and for that purpose may enter on the Premises without notice and do anything in respect of the Premises that the Landlord considers necessary to cure the default. The Tenant will pay as Additional Rent all costs and expenses incurred by or on behalf of the Landlord plus [redacted] for overhead upon presentation of a xxxx. The Landlord will not be liable to the Tenant for loss or damage resulting from such action by the Landlord, except for loss or damage resulting from the wilful misconduct or negligence of the Landlord or another person for whose wilful misconduct or negligence the Landlord is responsible in law.

If Tenant shall fail to pay or perform any of its obligations under this Lease, Landlord may (but shall not be obligated to) upon the continuance of such default for ten (10) days after written notice to Tenant (or without notice in the case of an emergency), and without waiving or releasing Tenant from any obligation under this Lease, make any such payment or perform any such obligation. All sums so paid by Landlord and all incidental costs and expenses, including reasonable attorney's fees and legal expenses, incurred by Landlord in making such payment or performing such obligation shall be deemed additional rent and shall be paid to Landlord on demand together with interest thereon at the rate specified in Section 6 from the date Landlord makes such payment or performs such obligation until the date Tenant pays the same to Landlord.
Landlord May Perform Tenant's Obligations. If the Tenant fails to perform any of its obligations under this Lease, the Landlord may, if the Tenant has not remedied such failure within 15 business days after receiving notice thereof from the Landlord, cause the same to be performed and do all things necessary or incidental thereto, including without limitation the right to make repairs, installations, modifications, and spend money. All related payments, expenses, charges, fees and disbursements thereby incurred or paid by or on behalf of the Landlord will be immediately payable by the Tenant to the Landlord.
