Common use of Tenant's Fire Insurance Clause in Contracts

Tenant's Fire Insurance. Tenant, at its cost, shall maintain on all of Tenant's Alterations, Trade Fixtures and Personal Property in, on or about the Premises, a policy of standard All Risk fire insurance, in an amount equal to at least their full replacement cost. The proceeds of any such policy shall be used by Tenant for the restoration of Tenant's Alterations and Trade Fixtures and the replacement of itsits Personal Property. Any portion of such proceeds not used for such restoration shall belong to Tenant.

The proceeds of from any such policy shall be used by Tenant for the replacement of personal property or the restoration of Tenant's Alterations and Trade Fixtures and the replacement of its’s improvements or alterations.
