Tenant's Obligations to Repair. In the event that the Premises or Building is damaged or destroyed by any cause, then, unless this Lease is terminated as provided above, the Tenant at its own expense [but in no event beyond the limits of its insurance less any applicable deductible] and proceeding with all reasonable dispatch shall repair or replace all trade fixtures, equipment, signs or other property installed by or belonging to the Tenant which shall be damaged to destroyed.
