TRANSACTIONAL SALE. In the event the Property, in part or whole, shall be offered for sale to a tenant or buyer procured by BROKER at any time, even after tenancy has been terminated, and even after management agreement has been terminated, LANDLORD agrees to pay BROKER a commission equal to 3% of the gross sale price of the Property upon closing of any such sale. If a Real Estate Agent referred the LANDLORD, this commission is equal to 6% of which 3% will go to the referring Real Estate Agent’s brokerage.
