Transfer/Transferee. The term “Transfer” as used herein shall mean and include any conveyance, transfer, sale, assignment, lease, license, concession, franchise, gift, hypothecation, Mortgage, pledge, encumbrance, or the like, to any person or entity (“Transferee”), excluding any Leasehold Mortgage which encumbers Tenant’s leasehold estate created by this Lease.
