Unsuitable for its Primary Intended Use. A state or condition of the --------------------------------------- Facility such that in the reasonable judgment of Lessor the Facility (i) cannot function as an integrated hotel facility consistent with standards applicable to a well maintained and operated hotel comparable in quality and function to that of the Facility prior to the damage or loss and, (ii) notwithstanding the application of insurance proceeds that may occur under Section 14.1, will remain unsuitable for its Primary Intended Use for a period of 90 days or more.
