Vested Development Standards. Except as otherwise specifically provided in this Agreement, the Project shall be completed in accordance with and District shall be vested to all development and design standards of the North Bend Municipal Code, and all applicable environmental, building, and construction codes, and regulations contained therein, in effect at the time of submittal of a complete permit application.
Vested Development Standards. City hereby grants to Developer the vested right to develop and construct on the Property all improvements authorized by the Existing Approvals and this Agreement, provided that the provisions of this Agreement and the obligations required by the Existing Approvals are fulfilled. To the extent permitted by law, and except as otherwise provided herein, no future modification of the Applicable Law, including but not limited to, City’s General Plan, Municipal Code, ordinances, policies or regulations shall apply to the Property that purport to (i) limit the Permitted Uses of the Property, the density and intensity of use (including but not limited to maximum number of dwelling units and floor area ratios of commercial/retail buildings), the maximum height and size of proposed buildings; (ii) impose additional Impact Fees, exactions, requirements for reservation or dedication of land for public purposes, the subdivision of land, or requirements for infrastructure, public improvements, or public utilities, other than as provided in this Agreement or pursuant to the Existing Approvals;
