Janitorial supplies shall include, but not be limited to toilet tissue, hand soap, a means for drying hands, waxes, strippers, sealers, etc. In addition to trash removal from office wastebaskets, dumpsters, or equivalent containers, the janitorial duties shall include the collection of recyclable materials, which have been separated by the Lessee, and the placement of the recyclable materials in the proper containers at the single designated storage location on the Leased premises. Carpeted areas shall be steam-cleaned twice annually at six-month intervals, except when waived in writing by the Lessee. Windows (glazing) and frames, both interior and exterior, shall be washed clean twice annually at six-month intervals, except when waived in writing by the Lessee. In the event the janitorial service provided by the Lessor is not satisfactory to the Lessee, the Lessee may provide janitorial service as described above and the Lessee's rent will then be reduced by $ per square foot.
