We Agree to Do the Following. We hereby agree with you as follows: 2.1 Allow you to quietly possess and enjoy the Property during the Tenancy without interruption from us (not withstanding Clauses 1.46, 1.47 and 1.48 of this Agreement). 2.2 Pay all assessments and outgoings in respect of the Property which are our responsibility. 2.3 Ensure that any gas supply and appliances supplied by us comply with the Gas Safety (Installation and Use) Regulations 1998 (as amended). 2.4 Ensure that any electrical installations in the Property comply with the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 2.5 Ensure that any furniture and equipment supplied by us comply with the Furniture and Furnishings (Fire) (Safety) Regulations 1988 (as amended). 2.6 Keep in repair the structure and exterior of the dwelling (including drains, gutters and external pipes) and keep in repair and proper working order the installations for the supply of any water, electricity, gas, sanitation and for space heating and water heating in accordance with Section 11 of the Landlord and Xxxxxx Xxx 0000 (as amended). 2.7 Keep in repair all mechanical and electrical appliances which form part of the Contents (unless specifically excluded), unless the fault and or failure is due to your act or failure to act. 2.8 Pay the service charges that we are responsible for as specified in this Agreement and or ground rent, if applicable. 2.9 Arrange for payment of premiums for any insurance of the Property and Contents belonging to us, such as those items included in the Inventory. We have no liability to insure any items belonging to you. 2.10 Arrange for the Property and Contents (but not your possessions) to be insured and use all reasonable effort to arrange for any damage caused by an insured risk to be remedied as soon as is reasonably practicable, and to refund to you any Rent paid for any period in which the Property is uninhabitable or inaccessible as a result of such damage, unless the insurers refuse to pay out the policy monies because of anything you have done or failed to do in breach of this Agreement. 2.11 Pay the following Utilities that we are responsible for under this Agreement;

8. Refund any rent you have paid which relates to a rental period which starts after the installations tenancy ends. We can take from this refund any rent or other money you owe us. This is subject to a £25.00 admin charge. If we need to serve any notice on you, we will deliver it by hand or send it to you by first-class post to the property address. This means that notices are served on you once they are put through your letterbox, even if you do not receive them because you have moved. If you give us another address to send notices to, any notice will be validly served at that address, if it is posted by first-class post or left at that address. If you need to serve any notice on us, they must be delivered by hand or sent by post to the following address. We may repossess the property if: • You fail to pay us rent 14 days after it is due, whether you have been asked for the supply it or not; • You (or any of you) become bankrupt; • any water, electricity, gas, sanitation and for space heating and water heating in accordance with Section 11 of the Landlord and Xxxxxx grounds listed in Schedule 2 of the Housing Xxx 0000 as amended under the Housing Xxx 0000 apply (as amendedthese include not paying rent, breaking the tenancy term and causing a nuisance or annoyance).

We Agree to Do the Following. We hereby agree with 11.1 Answer any call from you as follows:
2.1 Allow you to quietly possess and enjoy for repair of damage or fault within the Property during the Tenancy without interruption from us (not withstanding Clauses 1.46, 1.47 and 1.48 of this Agreement)property within 24 hours.
2.2 Pay all assessments 11.2 Effect repair of damage or fault within the property normally within 48 hours of your call to us. If for some reason we cannot achieve this we will give you a future time and outgoings in respect of the Property which are our responsibilitydate when we can reasonably expect such a repair to be affected.

2.6 11.3 Keep in repair the structure and exterior outside parts of the dwelling property in a good condition, including drains (including drainsexcept blockages caused by you), gutters and external outside pipes) and keep .
11.4 Keep in repair and proper working order the installations in the house for the supply of any supplying water, electricity, gas, electricity and sanitation (including basins, sinks, baths, showers and for space heating and water heating in accordance with Section 11 of the Landlord and Xxxxxx Xxx 0000 (as amendedtoilets).
2.7 11.5 Keep the heating and hot water systems in repair all mechanical proper working order.
11.6 Have the gas appliances checked every year for safety, and electrical appliances which form part give you a copy of the Contents gas safety certificate. You must agree to allow our workmen into the property to do this.
11.7 If we make an appointment to carry out maintenance or gas safety check and you do not keep it, you will be responsible for the fees charged by the contractor.
11.8 As long as you do not break this agreement, we will not interrupt your life except for inspections that we agree with you beforehand.
11.9 We will insure the property with a reliable insurance company, and keep insured during the period of the tenancy, for the risks that are normally covered by a comprehensive insurance policy (unless specifically excludedknown as “Buildings Insurance”), unless the fault but your personal furniture, effects and or failure is due to your act or failure to actcontents will not be covered by our payments. See item 8.21 above.
2.8 Pay 11.10 We will pay any costs associated with the service charges that we are responsible for as specified property, other than those mentioned in this Agreement and or ground rentparagraphs 9.3, if applicable9.4, 9.5 & 9.6 page 3.
2.9 Arrange for payment 11.11 We will not pay the costs of premiums for any insurance dealing with mice or other vermin, wasp’s nest or other types of the Property and Contents belonging to us, such as those items included in the Inventory. We have no liability to insure any items belonging to younests.
