Xxxx to Xxx. Xxxx conveyed the parcel to Xxx in May 1997. Assuming Xxxxxx had good title as either the surviving life tenant or as the surviving joint tenant, as discussed above, Xxxx’x title also is good. If Xxxxxx did not have good title, that would make Xxxx’x title to the parcel questionable. Xxxx had not occupied the parcel long enough to have a valid adverse possession claim. Thus, at the date of Xxxx’x conveyance to Xxx, Xxxx’x title would be seen as clouded by a potential claim by Xxxxx’ son, Ed.
