limited liability company (hereinafter referred to as "Developer "), and the City of Arvada, Colorado, a Colorado municipal corporation (hereinafter referred to as the "City"), shall be effective upon its execution by all applicable parties hereto, the conveyance of the Property (as defined below) to Developer and the recordation of this Agreement in accordance with Section 48 of this Agreement. The Developer and the City sometimes are collectively referred to herein as “Parties”.
