THIS PURCHASE AND SALE AGREEMENT (this “Agreement”) is made as of May 6, 2022 (the “Effective Date”) by and between AEI INCOME & GROWTH FUND 26 LLC, a Delaware limited liability company (“Seller”) and AEI INCOME & GROWTH FUND XXI LIMITED PARTNERSHIP, a Minnesota limited partnership (“Buyer”). Seller desires to sell, and Buyer desires to purchase, all of Seller’s right, title and interest in the real property and improvements thereupon located at 4090 Commonwealth Avenue, Eau Claire, Wisconsin 54701 as more particularly described on Exhibit “A” attached hereto (the “Property”).
