This "Lease" is made this day of October , 2022 by and between Sunrise Nominee Trust, a Massachusetts Trust ("Landlord") ConnectM Technologies, LLC dba Bourque Heating and Cooling Co. Inc. a Massachusetts Corporation ("Tenant").
