This Investor Ready Energy Efficiency™ “IREE” Certification Agreement (this “Agreement”) is entered into by You (as defined below) and Green Business Certification Inc. (“GBCI”), and constitutes a binding agreement between You, on the one hand, and GBCI, on the other hand. As used herein, the terms “You”, “Your”, “Yourself” and “Owner” refer to the individual(s) or entity(ies) that holds the legal right to possess and control or that has authority to fulfill the obligations herein, in each case with respect to, the real and personal property associated with the Project (defined below) and that is executing this Agreement. The Parties hereto stipulate that, when You have only a leasehold interest as a tenant, You are considered the ‘Owner’ herein but Your authority is limited to the terms and conditions of Your leasehold interest. GBCI acknowledges and agrees that all of the covenants, representations and warranties You make in this Agreement are being made by You, as a tenant, and that
