THIS LEASE AND OPERATING RIGHTS AGREEMENT, (hereinafter "Lease" or "Agreement") made and entered into this 1st day of March, 2019 by and between the City of Sanford, Maine, a body politic and corporate, with offices at the City Hall, 919 Main Street, Sanford, Maine and at the Sanford Seacoast Regional Airport, Sanford, Maine, (hereinafter called "Lessor" or “City”) and Pilots Cove Café, LLC 6A Whitten Street, Hampton, NH 03842 (hereinafter called "Lessee").

WHEREAS, Lessor and Lessee entered into a Lease and Operating Rights Agreement dated October 16th, 2007 (hereinafter the “Lease”), pursuant to which Lessee acquired the right to occupy certain premises and provide certain aviation related services at the Sanford Seacoast Regional Airport (hereinafter called “Airport”); and,
