THIS LEASEHOLD MORTGAGE, ASSIGNMENT OF LEASES, SECURITY AGREEMENT AND FIXTURE FILING (hereinafter, as it may be from time to time amended, modified, extended, renewed, substituted and/or supplemented, referred to as this “Mortgage”) is made this 18th day of March, 2008, by 330 N. WABASH AVENUE, L.L.C., a Delaware limited liability company, having an address at c/o Prime Group Realty Trust, 77 West Wacker Drive, Suite 3900, Chicago, Illinois 60601 (hereinafter referred to as “Mortgagor”), for the benefit of GENERAL ELECTRIC CAPITAL CORPORATION, a Delaware corporation, in its capacity as the collateral agent for itself and the other “Lenders”, as such term is defined below, having an address at c/o GE Real Estate, 500 W.
