This SPONSOR GUARANTY (this “Agreement”) dated as of April 6, 2022, is made by and among the entity identified as the “Guarantor” on the signature pages hereof (the “Guarantor”) and DEUTSCHE BANK AG, NEW YORK BRANCH, as administrative agent for the Secured Parties under the Loan Agreement (as defined below) (in such capacity and together with any successors in such capacity, the “Administrative Agent”).

THIS GUARANTY AGREEMENT is executed by the person or persons whose names are signed below. It is understood that has applied to become a resident in the rental house. The Apartment Rental Agreement and Community Rules and Regulations: Addendum are incorporated herein and will be signed by the Resident, subject to completion as appropriate. CityBlock Properties, INC. requires, as a possible condition of the acceptance of such Resident, that all obligations of the Resident with respect to the Apartment Rental Agreement and Community Rules and Regulations: Addendum be personally and unconditionally guaranteed by the prospective Resident’s parent, guardian, or other sponsor. The requirement of this guaranty is in recognition that many of the residents in such building do not have independent financial means, but this guaranty shall be in force irrespective of the financial means of the Resident.

THIS GUARANTY is executed by the undersigned Guarantor, , (hereafter “Guarantor”). It is understood that , (hereafter “Tenant”), has applied to become a Tenant of Athens Real Estate Group, LLC (hereafter “Landlord”). Attached hereto as Exhibit “A” and incorporated herein by reference, is a copy of the Lease and Rules and Regulations which will be signed by the Tenant. As a condition precedent to acceptance by Landlord of the Tenant, the prospective Tenant’s parent, grandparent, guardian, or other sponsor personally and unconditionally shall guaranty all obligations of the Tenant with respect to the Lease and Rules and Regulations. The requirement of this Guaranty is in recognition that many Tenants lack independent financial means, and that Landlord would not enter into a lease with Tenant in the absence of the present Guaranty. This Guaranty shall remain in full force and effect irregardless of the financial means, or lack thereof, of the Tenant.
