Environmental Trigger definition

Environmental Trigger has the meaning set forth in paragraph 13(b) of the Lease.

Environmental Trigger means the occurrence or existence of one or more Environmental Events affecting the Property where, in the reasonable opinion of the Agent and the Environmental Consultant, (i) the cost of Remediation, individually or in the aggregate, is reasonably expected to exceed $5,000,000 or (ii) the occurrence of such Environmental Event would materially and adversely affect the value of the Property or is otherwise reasonably expected to result in material liability with respect to the Property.
