See Exhibits. A" Rules and Regulations Tenant to receive one (1) free month of rent only from May 1, 2003 to May 31, 2003. Tenant has an irrevocable option to purchase the Premises until March 31, 2004 at $950,000. Notwithstanding the foregoing, if Landlord receives a written bona fide offer by an unaffiliated third party to purchase the Premises for $950,000 or more during this time period, and after Tenant receives a copy of such written bona fide offer, Tenant shall have 7business days to submit a written offer to purchase the Premises for $950,000, which Landlord shall be bound to accept, or Tenant's option will expire.
