General conditions a. This joint venture project will be valid from the date of signing the MoU to 30th June 2025. The construction of all the houses should be completed within the stipulated period.
b. If LIONS DISTRICT 318 A and LIFE Mission are not able to complete the necessary steps in connection with identification of property, handing over of the property for construction and completion of construction of houses before 30th June 2025, an appropriate decision may be taken either to extend the project or discontinue the project depending on the situation with mutual consent by LIFE Mission and LIONS DISTRICT 318 A.
c. The house transferred to the beneficiary under this scheme should not be sold/ transferred to a third party within a period of 10 years, unless otherwise permitted by the Government of Kerala.
d. After conclusion of the project, if any dispute arises with regard to the title of land, land use/category etc, LIONS DISTRICT 318 A will not be responsible for any such disputes. It will be the sole responsibility of the Local Self Government Institution (Kilimanoor Grama Panchayat) to settle those issues.
e. Both LIFE Mission and LIONS DISTRICT 318 A will include the progress of the construction of houses under this project in their performance reports/annual reports or documents.
f. LIONS DISTRICT 318 A may be given permission to utilize the common area, identified in each project site for the construction of any amenities meant for the benefit of the beneficiaries in consultation with LIFE Mission and concerned Local Self Government Institution (Kilimanoor Grama Panchayat).
g. The ownership of the land is vested with the Local Self Government Institution concerned. The question of transfer of ownership of the land along with the constructed house or dwelling unit to the beneficiary (on completion of the construction of the houses) will be examined by Government of Kerala in consultation with the Local Self Government Institution concerned, (Kilimanoor Grama Panchayat) after necessary legal, technical and administrative scrutiny.
h. It is the responsibility of the Monitoring Committee to monitor the work at regular intervals. The party of the second part will constitute monitoring committees for each Local Self Government Institutions by including the representatives from LIONS District 318A , the Government, LIFE Mission and Local Self Government Institution.
