Additional Rent and Approval for intensification of land use. 1.1 The Tenant shall obtain the Landlord’s prior written approval for any intensification of use of the Premises. For the purposes of this Agreement, “intensification of land use” means any use of the Premises which, in the opinion of the Collector of Land Revenue, would entitle the Landlord to increase the Rent and/or Service Charge, including but not limited to the following:
