Agreement to Execute New Lease. Concurrently with the execution of this Agreement, and as a material inducement to each other party to sign this Agreement, Landlord and Tenant shall execute the New Lease with respect to the lease by Landlord to Tenant of the New Premises. The Security Deposit delivered by Tenant to Landlord pursuant to the Original Lease shall be transferred over and held by Landlord as the Security Deposit under the New Lease.
