ANIMALS - PETS. Resident shall not be allowed to have or bring, even temporarily, any animal (including mammals, reptiles, birds, fish, rodents, or insects) anywhere in the Premises or on the community property at any time, except by prior written consent of Agent. If Agent agrees to permit Resident an animal (“pet”), prior to having any pet on the Premises or at the community, Resident agrees to pay all applicable fees and deposits, and both Resident and Agent must sign a separate pet agreement or addendum. Resident’s bringing into or onto the Premises or the community property or the keeping or possession of any animal for any duration without Agent’s written consent shall constitute a substantial violation of this Lease. Resident agrees that violation of this paragraph may result in the immediate termination by Agent of Resident’s right to possession of the Premises upon fourteen (14) days notice of termination, and subsequent eviction from the Premises.
