Common use of BROKER COMPENSATION AND EXPENSES Clause in Contracts

BROKER COMPENSATION AND EXPENSES. As compensation for the services rendered by Broker under this Agreement (and exclusive of reimbursement of the expenses to which Broker is entitled hereunder), Owner will pay Broker as follows: Management Fee: Broker will be paid the greater of $ or % of the monthly gross collected rents. Payments due to Broker for periods of less than the scheduled rental periods will be prorated. If the property is vacant and until the property is leased, a $30.00 vacant property fee will be paid to the Broker. The vacant property fee is not an incentive for Broker to keep the property vacant. Leasing Fee: Broker will be paid the greater of $500.00 or 50% of 1 full month's rental amount, for the procurement of a Tenant(s). This fee includes marketing photos and any referral fee that may be paid to outside referring agents. Set-Up Fee: No set-up fee will be charged, unless extra services are required of Broker to help prepare the property for rent (including but not limited to: scheduling and overseeing repairs or cleaning of the property). Any extra services and set-up fee will be approved by Owner before extra services are provided. Lease Renewals: Broker will be paid $150.00 for renewing any Tenant's lease. This covers obtaining current rental price estimates, negotiating with existing Tenant(s), preparing lease forms and obtaining signatures. Lease renewal fee will be charged to the Owner at the time of renewal lease signing. Advertising: Routine vacancy advertising is included in the Leasing Fee, unless Owner requests extraordinary advertising services and such services / costs are agreed in writing.
