Building and Site Requirements. 2.3.1 Any building or portion thereof used for a single dwelling unit shall comply with the following:
(a) Lot area minimum 2,000 square feet
(b) Lot frontage minimum 30 feet
(c) Front yard minimum 0 feet
(d) Side and rear yard minimum 0 feet (e) Maximum lot coverage 99%
2.3.2 Any building or portion thereof used for other purposes, as permitted within the existing zone, shall comply with the requirements of the existing zone applied to the Lands as amended from time to time.
2.3.3 The Development Officer may approve alterations to the building, provided that the alterations are in conformance with Section 2.3.1 and 2.3.2.
Building and Site Requirements. 3.3.1 Parking and Loading Areas
a) The parking and loading areas shall be surfaced with asphalt, gravel, or similar hard surface materials.
b) The Developers shall be responsible for supplying, installing, and maintaining at the Developers’ cost, directional and regulatory signage on the Property as required by the Provincial Traffic Authority.
c) Loading, unloading and/or storage of materials is not permitted within the adjacent road right-of-way.

Design The Developer shall construct and maintain the existing building generally in conformance with architectural details of the buildings as set forth in this Agreement and described in Schedule “C” attached, consisting of renderings and forming part of this Agreement.
