Changes in Common Area. In addition, and notwithstanding any other provision to the contrary in this Lease, Landlord may, in its sole discretion, change, remodel, reconfigure, upgrade, renovate and/or reconstruct any Common Area (including parking) at any time and for any reason; provided, however, during the Lease Term, Landlord shall maintain approximately the same number of parking spaces in proportion to the amount of retail space in the Neighborhood Center (for example, if the amount of retail space is materially reduced or increased, the amount of parking spaces in the Neighborhood Center shall remain in the same ratios as existed as of the Effective Date).‌‌
Changes in Common Area. Provided Tenant's access to and quiet enjoyment of the Premises shall not be affected in a materially adverse manner, Landlord shall have the right, in its sole discretion, to relocate and change the Common Area and portions thereof, if Landlord shall determine such relocation to be in the best interest of the Building. Should Landlord acquire or make available additional land or facilities not shown as part of the Building Area in the exhibits attached hereto and make the same available as Common Area, the expenses incurred by Landlord in connection with the operation, maintenance and repair of Common Area and attributed to Operating Expenses shall also include all of the aforementioned expenses incurred and paid in connection with said additional land and facilities.
