City Light’s Obligation. City Light shall maintain and repair the foundations, exterior walls and the exterior roof structure of the Premises, except, if any of such maintenance and/or repair is required in whole or in part due to the negligence of King County, its agents, invitees or employees, which repairs shall be made at the sole expense of King County.
