Collections of Rents, Fees and Security Deposits. Collect rents and other items due or to become due, and give receipts therefore, and to deposit all funds collected hereunder in the Agent#s Custodial Account on or before the 12th day of the month of the rent collected. It is understood that no funds will be released until such time as monies have cleared Agent#s bank. Agent shall handle Resident#s security deposits and comply with applicable state or local laws concerning the Agent#s responsibility for security deposits and interest thereon, if any. Owner agrees that Agent is not responsible for the collection of delinquent accounts. Agent assumes no liability for monies that are uncollectible or for any damages or costs related to the tenancy and the Premises. Administrative fees collected from prospective, current or past Resident shall be retained as compensation to Agent under this agreement. Agent need not account to Owner for such fees, and these administrative fees are earned and payable at the time Agent collects such fees.
