Commencement Date; Term. The Expansion Space B Commencement Date (“ESBCD”) shall mean the date which is one hundred fifty (150) days after the date on which Landlord delivers possession of Expansion Space B to Tenant for occupancy (which delivery is estimated to be June 1, 2019) and, upon the ESBCD (which is estimated to be November 1, 2019), Expansion Space B becomes a part of the Premises, and Tenant’s obligation to pay rent commences with respect to Expansion Space B. The Term of this lease of Expansion Space B (the “Space B Term”) shall continue until the Phase 2 Termination Date. Within thirty (30) days after request by Landlord, Tenant and Landlord shall enter into an agreement confirming the ESBCD and the Monthly Base Rent substantially in the form of Exhibit B attached hereto. If Tenant fails to enter into such agreement within ten (10) days following Landlord’s delivery of written notice of such failure to Tenant, then the ESBCD shall be the date designated by Landlord in such agreement.
