Completion of Tenant’s Work. At such time as Tenant’s Work shall be completed, Tenant, at its sole cost and expense and without cost to Landlord, shall do the following: (a) Furnish evidence satisfactory to Landlord that all of Tenant’s Work has been completed and paid for in full (and such work has been reasonably accepted by Landlord), that any and all liens therefor that have been or might be filed have been discharged of record (by payment, bond, order of a court of competent jurisdiction or otherwise) or waived, and that no security interests relating thereto are outstanding; (b) Furnish to Landlord all certifications and approvals with respect to Tenant’s Work that may be required from any governmental authority and any board of fire underwriters or similar body for the use and occupancy of the Premises; (c) Furnish Landlord with two (2) sets of complete “as built” drawings (including, but not limited to, mechanical, electrical, plumbing, fire-protection, fire-alarm and architectural as-built drawings) and CADD files of the Premises; (d) Furnish a written certification from Tenant’s Architect that all work performed in the Premises is substantially in accordance with the Final Construction Drawings approved by Landlord; (e) Furnish all guarantees and/or warranties required by this Lease (including the Exhibits hereto) or otherwise received by Tenant from the contractor, subcontractors, materials suppliers or manufacturers performing work or supplying materials in connection with Tenant’s Work; and (f) Furnish a certified HVAC Test and Balance Report (reasonably satisfactory to Landlord).

(de) Furnish a written certification to Landlord certificates of the insurance required by Article 10 of the Lease;
(f) Furnish an affidavit from Tenant’s Architect 's architect certifying that all work performed in the Premises is substantially in accordance with the Final Construction Drawings or Revised Final Construction Drawings previously approved or deemed approved by Landlord as modified by any Landlord-approved changes thereto;
(eg) Furnish all guarantees guaranties and/or warranties required by in accordance with this Lease (including the Exhibits hereto) or otherwise received by Tenant from the contractor, subcontractors, materials suppliers or manufacturers performing work or supplying materials in connection with Tenant’s WorkExhibit; and
(fh) Furnish a certified HVAC Test and Balance Report (reasonably satisfactory to Landlord).

Completion of Tenant’s Work. At such time as TenantUpon the completion of Xxxxxx’s Work work and prior to Tenant opening for business, Tenant shall be completed, Tenant, at its sole cost and expense and without cost to Landlord, shall do the following:
(a) Furnish evidence satisfactory deliver to Landlord an affidavit by Xxxxxx stating that all Xxxxxx’s work has been substantially completed in accordance with Exhibit “B”, which shall include a detailed breakdown of Tenant’s Work has final and total construction costs, together with receipted invoices showing payment thereof, or Tenant may deliver a final Release of Lien from Tenant’s general contractor, together with an affidavit from the general contractor that all bills for labor and materials furnished to the Premises have been completed paid, in lieu of a detailed breakdown of Tenant’s total and paid for final construction costs, together with receipted invoices, and which affidavit shall also state the names and addresses of all those in full privity with such general contractor and it is understood that any deliberately false statement by Tenant therein shall constitute a breach of this Lease, and (and such b) deliver to Landlord the affidavit of the general contractor or general contractors performing Tenant’s work, stating that Xxxxxx’s work has been reasonably accepted by Landlord)substantially completed in accordance with Exhibit “B”, that any all subcontractors, subsubcontractors, laborers and material men supplying labor or materials for Xxxxxx’s work have been paid in full and that all liens therefor therefore that have been or might be filed have been discharged of record (by payment, bond, order of a court of competent jurisdiction or otherwise) or waived, and that no security interests relating thereto are outstanding;
, and (bc) Furnish deliver to Landlord all written certifications and approvals with respect to TenantXxxxxx’s Work work and its right to use and occupy the Premises that may be required from for any governmental authority government authority, Xxxxxxxx’s mortgagees and any board Board of fire underwriters Fire Underwriters or similar body for the use and occupancy of the Premises;

(d) Furnish a written certification from Tenant’s Architect that all work performed in furnish to Landlord the Premises is substantially in accordance with the Final Construction Drawings approved by Landlord;
(e) Furnish all guarantees and/or warranties insurance required by this Lease (including the Exhibits hereto) or otherwise received by Tenant from the contractor, subcontractors, materials suppliers or manufacturers performing work or supplying materials in connection with Tenant’s Work; and
(f) Furnish a certified HVAC Test and Balance Report (reasonably satisfactory to Landlord)Lease.
